There are only 12 lots at Rosebud Estate, a subdivision of 2-5 acre lots between J and K roads in Grand Junction. When considering a home for sale in Grand Junction, also consider the idea of purchasing land and building exactly what you want.
The northwest area has been an interesting combination of farms and mini estates on small acreage parcels, combined with industrial and commercial areas closer to Interstate 70 for years. That could begin to change, however, with new, denser housing options and homes for sale coming to the area.
Some parts of the northwest area fall within the Persigo Boundary, which is the boundary for the Persigo Wastewater Treatment Plant in Grand Junction. New developments that lie within the Persigo boundary have to first get annexed into the city of Grand Junction, get rezoned and then begin the development process. All of that takes time and money, which is why developers have been a little slower to bring more urban housing options to the northwest.
That is changing, however, with two new developments currently under construction in the northwest that are using city zoning and offering urban amenities like sewer, street lighting, curb and gutters.
"We are halfway through infrastructure," said Steve Hejl, who is developing Apple Glen, a 51-lot subdivision next to Appleton Elementary School off H Road near 24 Road.
