Outdoor recreation is an important part of life for many Western Colorado residents, and having a home or a second home that provides access to favorite outdoor activities is the goal of many. Real Estate Weekly is featuring two different homes in this week's unique property series because they represent opposite end of the affordability scale.

On the upper end of the spectrum, Granite Springs Ranch on Glade Park is one of our amazing hunting properties near Grand Junction, Co that gives access for hunting, fishing, ATVs, hiking and horseback riding. The ranch itself includes 1,667 acres of mountain property and an addition 2,000 acre BLM grazing lease. There are 100 acres of irrigated hay acreage, along with two streams and several recently developed springs that provide about 26 million gallons of spring water annually.

The county maintains the gravel road to the property, which provides year-round access to the ranch. In addition to the hay fields, there are also canyons and pinyon-juniper forest areas on the property, which is about an hour from Grand Junction.

Buildings on the property include a large metal shop and a cabin, which has both running water, a septic system and electricity. The original old home was torn down years ago, and the conservation easement currently allows two residences on the property.

The ranch is within the coveted Game Management Unit 40, which may give the property owner who already has preference points a more likely chance of getting an elk license through Colorado Parks and Wildlife landowner preference permit system. Deer, bear, elk and turkey all wander around the ranch, as do mountain lions.
